Client Description

Unibail-Rodamco-Westfield is a leading global developer and operator of flagship commercial destinations, with a portfolio valued at over €50 billion. The company owns and operates premium shopping centres, offices, and convention and exhibition venues across Europe and the United States. Their La Défense portfolio includes several iconic office towers housing major international corporations.

Short Description

Full HVAC modernization of a 42-storey office tower in La Défense, including chiller plant replacement, air handling unit upgrades, and BMS integration for enhanced energy performance.

Long Description

SPIE executed a comprehensive HVAC system upgrade for a landmark 42-storey commercial tower in the La Défense business district, one of Europe's largest purpose-built business centres. The project involved replacing the entire chiller plant with high-efficiency variable-speed units, modernizing 36 air handling units across all occupied floors, and integrating the new systems into a state-of-the-art building management system. Energy modelling and thermal simulation guided the design process, resulting in a system that significantly reduces the building's carbon footprint while maintaining premium indoor comfort levels. The work was carried out in a fully occupied building, requiring meticulous planning of night shifts and weekend interventions to minimize disruption to the 3,500 daily occupants.

Key Benefits
  • 40% reduction in HVAC energy consumption compared to the legacy system
  • Seamless execution in a fully occupied 42-storey tower with no tenant complaints
  • BMS integration providing real-time monitoring and automated fault detection
  • Projected payback period of 4.5 years through energy cost savings
SPIE Expertise
  • Large-scale HVAC design and engineering for high-rise commercial buildings
  • Building Management System (BMS) integration and commissioning
  • Occupied-building project execution with minimal tenant disruption
  • Energy performance modelling and optimization
